The general information, terms and conditions outlined in this web site are the basic and general conditions applicable by most of the villas on the list; however there are some certain villas have different terms and conditions subject to their policy discretion. We encourage you to verify to us the information you read herein to avoid dissapointment; Villa Rental in Bali has right to decide new or updated policy subject to the related villas condition. Each complaint will be reviewed and solved in case by case basis and subject to Villa Rental in Bali policy.

What are the rental seasons in Bali?
We have three rental seasons in Bali – High Season is the beginning of July to the end of September, and Easter and Chinese New Year (early February). Peak season is mid December to mid January. Low season is considered to be all the periods outside these dates. Please refer to individual villa page.

What are the usual rental rates for Villas in Bali?
High quality Villas in Bali range from around US$260 a night to US$2,000 a night for a direct beachfront villa. Rental rates reflect individual villa location, number of rooms, amenities, and facilities. Villa rates vary according to rental season dates.

Who owns the Villas that you rent?
All of our villas are owned by on-island owners looking to utilize a holiday villa as an investment, or offshore owners who want to rent out their villa home when they are not present in Bali.

How do you work with Villa owners?
We work with villa owners in either an exclusive arrangement, where by we guarantee owners a fixed and seasonal monthly US$ return on an ongoing basis, or we share with the owner a percentage of the monthly revenue received from the rental of their villa.

How do you select the Villas in your portfolio?
We represent only a select number of villas in Bali – only carefully screened villas make it onto our villa property portfolio. We only work with villa owners who are dependable and co-operative and understand the importance of service and care. Each of our handpicked villas also needs to meet our high standards in terms of furnishings, amenities, facilities, style, and location.

Some of the Villas in your villa portfolio are freestanding, and some are on an estate. What’s the difference between the two?
Freestanding Villas are sited on their own and can be located anywhere – they can be surrounded by rice paddies, or next to houses of locals. They still are on their own property. Estate villas are in a complex of villas, all of which share estate facilities. Both types of villas are private and luxurious.

What is a hotel villa and how is it different from the other villas?
Hotel Villas are located within a hotel complex. These villas are popular with guests wanting the privacy of a villa, but with the added convenience and amenities of a hotel. Hotel Villas provide their own hotel staff, who look after the other hotel guests as well.

Is my Villa fully equipped for meals?
Yes. All Villas have a complete set of cooking utensils, cooking ware, crockery etc in order that meals can be made and taken in the villa.

Does my Villa have towels and linen?
All Villas have a complete set of towels and bed linen that are washed and cleaned by your Maid in your villa laundry.

Does my Villa have Satellite/Cable television?
Most of the Villas have a satellite dish set up to receive cablevision programs. Please check your Villa property listing information.

What Satellite Programs do you receive in Bali and in what languages?
There are two different providers in Bali, with different levels of programmes. Generally, the following programmes are available: News (CNN, CNBC, ABC), Sports (ESPN, Star Sports, ESPN Mdr), Entertainment (HBO, Star Movies, Cinemax, Hallmark), Educational (Discovery, National Geographic, Animal Planet), Children’s (Disney Channel, Cartoon Network, Nickelodeon), Music (V, MTV, I-Music), and up to 20 other channels including: TVBSA, Mandarin Promo, NHK, Xing Kong Wei Shi, TVB Xing He etc.
Language programs are in English, Indonesian, Indian, Cantonese, Mandarin, French, and some Arabic. Please check your Villa property listing information.

My son wants to bring his play station, will it work on the TV in our Villa?
No guarantees on this one, but generally most of the TVs in the villas are modern and therefore are equipped with the outlets necessary to link to a Play Station, Game Cube or Nintendo. Make sure you bring all the necessary cables.

Electricity is usually 220-240V AC in Bali. Wall plugs are round with two pins, the same as in Europe. Make sure you purchase an adaptor plug that will convert the electronic equipment socket type you bring, into the two pin round style. It is better to purchase these adaptors before you leave.

What adaptor plugs do I need to bring that will work with my electronic equipment?
Electric sockets in Bali are the two pin round type. Make sure if you are bringing your own electronic equipment that you also bring adaptor plugs that convert your socket type into a two pin round.

Do I have Internet access and phones?
Although most villas are equipped with a phone and some have second lines and faxes, only some have Internet access. The villas that do have Internet access will have this feature highlighted on the individual villa description pages.

Can I drink the water from the taps in my Villa?
This technology has only recently arrived in Bali, and only some of the villas currently have drinkable water from the tap. All Villas however, provide electronic hot and cold Water dispensers, with large refillable 20 lite bottles. Your Villa rental fee includes continuous water replenishment.

One of our group is in a wheelchair, are there any Villas suitable?
Please be aware that most of the Bali infrastructure is not designed for disabled or wheelchair access. Please do not expect western style ramp access and disabled toilets.

None of us speak Indonesian or Balinese….. how will we communicate with the staff?
A very common question, so don’t feel alone on this one. English is taught as a second language in Bali. All our staff speak English – but as it is not their native tongue, please make sure you speak clearly and slowly – the main thing our staff could have difficulty with in the beginning would be your accent – it may sound only minor, but there is a big difference in the accents and pronunciations of Germans, French, Russians, Chinese, Taiwanese and Japanese speaking in English, as there is with the accents of native English speaking South Africans, Americans, Australians and UK residents etc. If you need assistance, call your Guest Service Rep and they will sort it out.

How do I reserve my selected villa?
Easy. Simply fill out the reservation form found at the bottom of each villa listing, and email this form to us, along with your booking deposit.

Payment can be made using telegraphic transfers to our account, via Western Union or credit card via Pay Pal. In some cases, you can fax your credit card details direct to our office, and we will debit the card manually. Payment using credit card will incur an additional 3.5% – 4% bank fee. Payment via Western Union or telegraphic transfers should be in full amount.

How much do I have to pay to reserve my villa?
If you book your villa for a stay during the low season, than a booking deposit of 60% of the total rental fee is required – the remaining balance of 40% is required at least 60 days prior to your departure. If you book your villa for a stay during the high or peak season, than we require a booking deposit of 75% of the total rental – the remaining balance of 25% is required at least 90 days prior to your departure.

How do I know if the dates I want to reserve my villa are low, high or peak season dates?
High season is from the beginning of July to the end of September, Easter (mid April) and Chinese New Year (early February). Peak season is mid December to mid January. Low season is everything outside these periods. Each individual villa listing description also indicates the low, high and peak season dates and rates for that particular villa.

Are there minimum nightly stay requirements?
Most of our villa owners require 3 nights minimum stay – some do stipulate a minimum number of nights that must be booked during the high and peak seasons. If this is the case, the minimum nightly stay requirement will be indicated to you on your individual villa page description.

What do I do if I make my booking less than the minimum time required for balance payments i.e. if I book less than 60 days before my departure in low season, or less than 90 days before my departure for a stay during high or peak season?
If you book your villa for a holiday and you book less than 60 days before your departure for a stay during low season, or you book your stay less than 90 days before your departure for a stay during the high or peak season, than you are required to pay the full amount (100%) of the villa fee rental.

How are villa rental rates calculated?
Villa rental rates are calculated on a per night basis for the villa, on seasonal dates, and on the maximum occupancy number allowed by each villa owner, as indicated on each villa listing description.

How many people can occupy my villa?
The normal maximum occupancy permits two persons per bedroom and includes nannies or other staff members.

What does the Villa rate include?
The villa rate you pay is inclusive of full private access to your villa, all government taxes, airport transfers, an on call Guest Relations Rep, a welcome package, complimentary bottle of wine, a starter food kit, 2-3 villa staff, a fully equipped villa, all villa expenses such as electricity, water, gas etc.

What does the Villa rate exclude?
Your villa rate does not cover airport taxes, personal items, food and alcohol/soft-drinks, snacks, telephone and Internet fees, villa damage including extra cleaning and breakage.

How do you calculate “Last Minute Specials”?
We simply look at our villa availability dates, and when we see a number of dates that have not been booked already, and we believe they may not be booked as the available dates are not far away, than we offer generous discounts and incentives to our guests to entice them to make a booking for this period. This suits some of our guests who can arrange their holiday at short notice.

How do your prices compare to others?
Being an on-island company means we deal directly with the villa owners, and we are able to negotiate a very fair rental rate that is guaranteed – as many of our contracts are exclusive, we do not need to build expensive overhead costs into our rates – thus we are able to pass these savings onto our guests by offering lower and competitive prices compared to our competitors.

What happens if I cancel my villa reservation?
Cancellations of bookings within 60 days of your departure for a stay during low season, and within 90 days for a stay during high or peak season are non-refundable. Cancellations of bookings prior to these minimums will have the booking dates credited for a future villa rental, as long as we are able to obtain another guest booking for the same period.

What happens if my trip is delayed or I need to change my booking dates?
If your trip is delayed and no other guests are scheduled to occupy your villa, we can extend your dates out by the same margin lost. We do not make any refund for nights lost because of a delay in arrival, and where we cannot extend the dates out. We also do not make any refunds for advance notification that you need to shorten your stay. We consider a request for a change of booking date, to be the same as a cancellation, and such requests are subject to the cancellation conditions described above.

Do I need Holiday & Travel Insurance?
Comprehensive Insurance is essential as cancellations of bookings are non-refundable. We recommend strongly that all our guests take out comprehensive holiday and travel insurance to protect themselves from losses due to cancellations, change of booking, trip delays, lost baggage, medical evacuation etc.

What is the Check-In / Checkout time?
Check-In Time is 3:00 PM or later on the day of arrival. Checkout Time is 1:00 PM or earlier on the day of departure.
What happens if my plane arrives early or my plane leaves late at night – can I have an early Check-In / Late Check-Out?
You are welcome to check-in early on the day of your arrival, or checkout late on the day of your departure, as long as there is no clash with other guests who are occupying the villa. We will confirm this with you prior to your arrival.

What happens if we break or damage something in the Villa?
Please report any damage or breakage to your Guest Relations Representative. Guests are liable for any damage to the villa and its contents, other than normal wear and tear, during their occupancy.

Our Bali Villas Holidays Reservation & Guest Relations Center is open 24 hours a day, 7 days a week, every day of the year. Normal office hours are from 9:00 AM – 6:00 PM Mondays through Fridays and Saturdays from 9:00 AM – 3:00 PM. After hours, one of our Guest Relations Representatives is always on call.

How can people contact me at the Villa in an emergency?
The address and phone numbers of your villa will be given out to you in your personalized “My Bali Villas Holidays Guide” prior to your arrival. Please be sure that relatives, friends and office staff know the villa contact numbers, and also have our Reservation & Guest Relations Center phone number and e-mail address so that we can direct them to you once you are here.

Do you pickup and return to the airport?
Your villa rental rate is inclusive of airport transfer service. Your Guest Relations Rep and driver will pick you up at the airport and return you for your flight departure.

Do I have to share my car with others?
In some villa, we are able to include car and driver; you can use the car exclusively for 10 consecutive hours per day - you arrange with the driver when and where you would like to go.

Do I need to pay for fuel for the car?
Fuel (gasoline) are excluded in the rental fee unless it is confirmed so in the villa property listing information..

We certainly do. Many villa owners retain us to broker and market their villa for sale. We would be pleased to show you a selection of luxury private villas for sale here in Bali. Many of these villas become a second home for overseas guests, and are also purchased as Investment assets. As we also do the marketing and maintenance for the villas, we are in the best position to guarantee a monthly return on investment, making a villa purchase a sound investment option.
